You'll find out what to do when "nothing is selling." But, you know that's not really true because some houses are selling. Even during the Great Depression years of 1929 - 1932, homes were selling. Even during the 1980's when interest rates soared to 17% (or more), homes were selling. You see ...

There is always somebody who must sell
and somebody else who must buy!

And there are people with lots of money who can always buy!

So, even if it seems as if real estate is dead because you didn't sell your listing, or your home, or investment property, that doesn't mean that nothing is selling.

In tough times you get better buyers ... buyers who are more motivated and more qualified. The "tire kickers," criers, and whiners are eliminated from the marketplace.

Here's another fact. In tough times if a seller must sell, that seller will make it happen ... no matter what. The seller will do whatever they have to do.

Obviously, if the seller could get $500,000 for his home in January 2006, it would be foolish for the seller to expect to get $550,000 in January 2007. Even expecting $500,000 in 2007 is only a dream ... $450,000 (or less) is more likely.

It's a buyer's market. Any buyer with a little knowledge of the Internet and knowing how to get to the tax assessor's site, will know how much any seller paid for their home and the going price for houses in the neighborhood.

The $64 million question is, "Will home prices go back to the same levels they were at in January 2006?" The answer is, "Yes, they will. But not in January 2007, 2008. or 2009.

Here are the facts and factors that will keep home prices from going back up ...

  • Higher and increasing interest rates. Interest rates will continue to go up. Maybe not drastically right away, but they may eventually reach 14%, 17% or more - like in the 1980's.
  • New federal lending guidelines. Buyers will have to qualify on income, not just on their credit score. This will eliminate many potential buyers from the market.
  • Supply is now greater than demand. This is the #1 for the tough real estate market today.
  • Increased bankruptcies and foreclosures. Bankruptcy filings are on the rise and foreclosures more than doubled in 2006. This will make the supply of available homes that much greater.
  • Increasing property taxes and homeowners insurance. This is going on all over America, not just in states hit by the 2005 hurricanes. This doesn't paint a pretty picture. In areas where property taxes are already high, many sales are lost when the buyers find out the property taxes he will have to pay.
  • More tax hikes. Somehow the government has to pay down the $10 trillion deficit. Increased taxes are unstoppable.
  • Some states will prosper regardless. My tip ... Georgia, the Carolinas, Arizona. In some states you can't give real estate away because people are moving out in droves. In fact, 300,000 Californians moved to Arizona in 2006.
  • Some areas have no jobs. And no new manufacturers are moving in. All trade is leaving. Businesses are dying. There are a few states like that, especially Michigan and Ohio. And there are more to come.

    New York and New Jersey are also going through some very tough times. Florida has a strange situation ... sellers want all the money and buyers are not willing to pay those prices. In Las Vegas, many buyers gambled and lost. Well, it is a "gambling city" - the casinos never lose.
