People make mistakes. The Tax Assessor could have the wrong information about your property. They may have the wrong parcel number, tax assessment, or the wrong mortgage information. All of this needs to be corrected before you put your house on the market.
Here's the GOOD news. If you were over-taxed on your property taxes because it was assessed improperly, you could get a big refund!
This is the first step to building relationships with future home sellers - especially if they are ready to sell. I used to mail this report to a subdivision of 300 homes. It would generate at least 30 phone calls and out of that between 5-10 were interested in selling during the following 12 months.
It sure beats cold-calling or knocking on doors!
George's Comments for Agents: The Tax Assessor's Report is one way to get the seller interested and build relationships. I realize each state has a different report, but you should be able to obtain it either via the Internet or through your MLS program. (In Las Vegas, we had that information available throught the MLS.)
