Hello Real Estate Entrepreneur,
Why did I create the 'Mr. Real Estate Monthly?" The idea came to me after I finished reading the book, "Rich Dad, Poor Dad." In the book, which is a best seller, I learned how the author-millionaire used real estate to become rich.
As I read the author's real estate stories, I realized these were also MY stories.
So, the "Mr. Real Estate Monthly" was born!
I have all of this real estate knowledge sitting in my head. I can help you make that magical transfer from being a "dreamer" to being a "doer" ..... IF YOU want to.
In his book, "Keys to Success," Napoleon Hill states that 70% of the people just dream about making money and becoming rich. Then there is the 28% who actually start to do something. And then there is the remaining 2% who will excel at what they do and go on to make their fortune.
Let me expand on these percentages a little:
- We know that 70% of people will do nothing toward becoming successful. They go through life "wishing and hoping" they will become successful. These are the people who will read information and never act on it.
- Then there is 10% who turn wishes into desires and start to work toward achieving success.
- Then there is a small group, 6% - 8% , that may get what they seek from time to time.
- Another smaller group comprised of 4% starts turning desires into goals and, finally, into faith.
- Then there is a very small group that take the last two steps and then MAKE A PLAN how to get what they want and carry it out. They apply their faith with a Positive Mental Attitude. They recognize the power of their minds, seize upon that power, and direct it toward whatever they choose.
When you take the steps in #'s 4 and 5, the word "impossible" will have no meaning for you.
You have to understand that decisions you made in the past are the reason you are where you are today. Therefore, the decisions you make now will put you where you will be in the future.

Why did I select the number of 40 homes? At an average sales price of $110,000 - $145,000, 40 homes will put you into "Millionaire Status" in just one year. This is how the numbers work:
- You should make an average of $6,000 from the down payments totals $240,000.
- You should make an average of $180 per month cash flow from each property gives you a monthly income of $7,200. Over the next five years (60 months) this equals $432,000. (Future income)
- You should have an average of $17,000 equity per property when the homes are refinanced. $17,000 x 40 = $680,000.
These can be your numbers if you just copy me and do what I advise you to do.
$240,000 from down payments
$432,000 from monthly cash flow
$680,000from equity
$1,352,000 GRAND TOTAL
And, if you incorporate your business, almost all of this income can be tax-free! If you do this for 5 years and put most of your income into an investment vehicle of just 10% compounded interest for the next 10-20 years, you'll be among the 1% richest people in the world.

Another Way to Get the "Mr. Real Estate Monthly" - FREE!
If you are in the real estate business - or you want to be, one of the secrets to success is to let the world know that you are in the real estate business. If you miss what I am saying here, you'll miss the whole business.
- Create a mailing list of everyone you know - both online and offline. This includes all the people you know, friends, family members, acquaintances. Even people you don't know -- yet. This is your STARTING POINT and it is very important.
Let me explain about the "list of people you don't know yet." Add people to your mailing list you think could help you in the future. People such as loan officers, real estate agents who do a lot of advertising, appraisers, local TV, radio, and newspaper contacts. Don't be afraid to include politicians like your mayor, town council members or commissioners, even the police chief!
My friend, you want to be known as a real estate investor. If you hide, you'll get nowhere.
- Next, you have to contact all the people on your list. Use email for those people who are online. To contact people offline, think about having some inexpensive postcards made. No matter which way you contact them, tell them you are in the real estate business and invite them to work with you.
I used to send out postcards that said: "I Want Your Business! If you know anybody who is buying or selling real estate, let me know. I'll send you a check for each referral you send me when the real estate transaction has been closed. " This motivates people to give you leads all the time.
- The same methods will work for you to sell subscriptions to the "Mr. Real Estate Monthly." Send the people to the Mr. Real Estate Monthly website. I believe you can generate two sales a year to pay for your annual subscription!
