Let me take a minute to talk about the FSBO Leads Mailing List. The 100,000 leads each month at $29.97 a month is really peanuts. I don't care what anyone tells you, how they lie to you, and how they sell you hogwash on the Internet, here are the true facts about our lists. And, please, don't advertise it to anybody ...

  • I hired the best man for the job - a top-notch programmer. I told him I want fresh FSBO leads every month from the Internet and that I was willing to pay him whatever he wants (OK, within reason) for the software.
  • We are now able to obtain FSBO leads every month from four websites with the most FSBOs. (We are looking to add two more websites next month.) This is a very complex process which I handle personally.
  • Production of the list takes 3 different companies. It takes 4-7 days from start to finish. At $29.97, it is the biggest bargain you'll find. This price is for Warriors only - others pay almost double.
  • If someone else is selling you leads, consider this. I am talking about FSBOs who listed their home on the Internet and are trying to sell their home online. These are, by far, the best leads available. You get their name, address, phone number and e-mail if available.
  • Some leads could be aged, sold, or the FSBO changed their mind about selling. Well, they are FSBOs, so you can expect that if you know something about the business.
  • For FSBO Warriors, it doesn't matter. Select leads within a 100-mile radius and mail to them. Why? Sell them on the book and they will travel 100 miles to your seminar!
  • Use the leads out of your area for referral business across the country! That alone could bring you a good chunk of cash.
  • Even if you buy a mailing list, you will probably find 25% of the list is bad addresses. If you download addresses from the tax assessor's information, you'll find they are probably 2-6 months behind, so you'll miss 15% of the people.

If you don't receive an email with the link to that month's list by the 17th of the month, it is probably because your credit card was declined or there is a problem with the email address. When I was a licensed agent, I was a big mailer. And I'm now going back into direct mail. Did you recently receive postcards from me? If not, they'll be coming. I just sent out a few thousand postcards.

  • Do I care that some Realtors moved? NO!
  • Do I care that some Realtors quit the business? NO!
  • Do I care that some Realtors hate my offers? NO!
  • Is there a perfect mailing list? NO!

You need to work with that type of attitude or don't bother mailing anything. No matter how you cut it, there is always going to be a certain percentage of your mail that doesn't produce anything. Do I care? NO! Because I (and YOU) cannot change it. There's no such thing as a perfect mailing list!


This is where many agents get very confused. Since the book is the hook, you want to sell as many books as you can in your state and to FSBOs on the Internet.

Agents ask, "Why do we have to sell a book?" Well, besides the fact that you'll make good money, the content is so controversial that the people who buy the book will start coming to your seminars. If you don't sell the book, and you don't have any other hook, you won't succeed with your seminars. You'll get a few "lookey loos" - but no serious business, no sellers, no buyers. You need lots of "hooks" to fill a seminar room twice a month.

This was my biggest mistake when I started seminars. I had no books, no tapes, no video. After the seminars, the attendees would ask, "Where are your books? I want to buy materials on everything you talked about."

That's when I realized that a seminar with no books, tapes, or videos for sale is doomed for failure in the future. What did I do? I wrote three books - in a hurry! True. That's the reason I became a writer!

The next thing you must understand is that every movement - big or small - centers around a book. Christians have the Bible - Old and New Testaments. Jews have the Old Testament of the Bible and the Torah. Muslims have the Koran. The communist Chinese still use Mao's red book. The early communists used the "Communist Manifesto." Hitler wrote "Mein Kampf." As you can see, every group, every part of society, embraces some book.

The majority of agents don't understand this and, as a result, have no book. But, NOW a book is available to you. And I did all the work for you!

That's right. You use my book with your name and info on the cover and your resume and contact information inside. I want YOU to embrace that "Guerrilla Tactics for Selling ANY Home." Why? Because that book will make YOUR real estate business very successful!

OK, you don't want my book. No hard feelings. Write your own book. But, whatever you do, have a book - a real estate oriented book for sale.

I have received e-mails from some agents saying that they were uncomfortable with saying that they wrote the book. I also realized I could be putting you in legal jeopardy.

So I made some changes ...

On the inside cover will be a ;title page with your name and contact information and introduction. Instead of saying "Writtten by Susie Realtor", it says, "Presented by Susie Realtor." This way you still can present the ideas in the book, but you are not responsible for the contents of the book. You are just a reseller of the book. This way, if there is any flack (and I'm sure there will be), I'll take all the heat. The last thing I want to do is harm you in any way.

I repeat, either you embrace my controversial book or write your own. Either way, center your business around a book. Yours or mine - it really doesn't matter.

This is what happens with seminars. Instead of YOU running after FSBOs and future business, THEY come to YOU! When they come to your seminar, you are able to get their names, addresses, phone numbers, and e-mail addresses so you can create a mailing list! Then you mail them your newsletter at least once a month. Build a relationship with future sellers - NOW!

Here are the objections I hear from agents ...

  • "I cannot speak. I have no public speaking ability."
  • "I cannot entertain. I'm not an entertainer."
GUESS WHAT? No More Excuses ...
I Created a Script FOR YOU!


I already have about 150 Warriors, but many of them are not doing anything so they are being replaced. The goal is to build a team of FSBO Warriors to a total of 499 working, committed members. What do I expect Warriors to do? I already explained all that, but let's review it here ...

Once you join the program and send us your personalized information and order your postcards and books, you then schedule your seminars for once or twice a month. Sell your personalized book at the seminars! Don't worry - you'll make a nice profit.

At the end of the seminar, you can offer the attendees a $1,000 Investor Package. Many of the people who come to your seminar will be investors and they are always looking for new and exciting systems for real estate investing. Don't worry ... I know what I am doing. All of these are hooks and bait for sellers, buyers, and investors.

As I stated earlier, because I used to hold seminars for sellers - not for buyers, I know what will happen.

Next, create a mailing list of all the attendees ... these are your future home sellers, your future listings! Be sure you build the best relationship you can with them. Why? They'll be listing with you - IF you play your cards right.

You must be in constant contact with your list by mail and/or by e-mail. They may even come to your seminar several times. You want them to buy the book - that's very important.

Why? First of all, the book contains your contact information. So, if they have your book, they will be reminded of you and you will be first on their minds. Second, the book contains a ton of information - some of it puzzling to FSBOs.

Remember, "the book is the hook." If you don't sell books, you'll have NO hooks! You cannot do one thing and not the other.

This is the perfect mousetrap for your future business ...

  • The FSBOs will need your expertise!
  • They will be willing to pay 7% commission for your knowledge!
  • Why? Because you will make MORE money for them than any other agent!
  • That's the scoop!

The $1,000 Investor Package is your other strong hook. Don't worry - you'll make fabulous money by selling it. You want to sell it because that's the way to get investors on the hook - the RIGHT way.

You definitely want the investor business. If you handle it right, it's a 10% commission business ... 3% when you help them buy a house (or even 7% if you sell your own listing) and another 4% - 7% when you resell their investment property.

This isn't just "pie in the sky." I have done all that. Investors used to throw me 2 - 40 listings at a time. They didn't care about the 7% commission - because I was able to make more money for them! I'll show you how to sell your own listings at 7%. There's no use to give the commission to somebody else.

Who Can Be a FSBO Warrior?

I am interested in Warriors who are going to be committed to the program. I want the right agents to get the right training. I want FSBO Warriors to be the top agents in their areas.

Now listen CAREFULLY ... some state legislatures are beginning to restrict the use of lease options and rent to own programs. When that happens, every real estate guru's package will be DEAD!

There has been a complete change in the real estate market - in all directions. "Flippers" are out of business! Why? The lenders (and the government) now require the "flipper" to close on the property before they can flip the property! No more "assigning" their contract to another buyer.

I figured out how to make a seller's home more attractive to buyers by legally saving on property taxes. In some areas where property taxes are low, this may mean nothing. However, in areas where property taxes are high, this could be a huge benefit.

In south Florida, when the buyer buys a $600,000 home, the first year his property taxes are the same as the seller's. However, the NEXT YEAR, his property is taxed on the NEW ASSESSED VALUE, not the assessed value the seller was charged.

I figured out how to legally avoid the increase in property taxes! Nobody has it!!

You'll kick your competition right out of the ballpark!

Again, this program may not be for everyone. It's not about buying one book, reading it, putting it on the shelf and then forgetting about it. It's a program that you can continue forever. And it IS for agents are ready to "think outside the box!"

Here's a real life analogy so you can see how it works. I drive a Cadillac - since 1972 I've always owned Cadillacs. (I only buy cars made in the USA.) A few years back I had to change my front and back signal lights because the bulbs burned out. I went to the Cadillac dealer and the service manager told me it will cost $65 for the labor and $20 for the bulbs. I told the service manager he was insane to charge that kind of money for two light bulbs.

He then said to me, "You know what? I'll give you all the tools you need. If you can do it in less than 45 minutes, the light bulbs are free and I'll give you an extra $200."

Of course, I knew that special screwdrivers were required and you also had to know WHERE the screws were hidden. At that time you could not buy those screwdrivers in stores and finding all the screws was not easy. Let's be honest ... that was the real reason I went to the Cadillac dealer in the first place ... to change the light bulbs.

It works the same way with FSBOs! The more tools you give them, the more they wish someone else would do the work!!

It's a fact of life that not everyone will go to the Cadillac dealer. Some will tinker around for days to change two light bulbs. The same applies to FSBOs. Some of them will try for months to sell their home themselves. Some will succeed. Most of them will give up and list their home with a Realtor.

You see, I really didn't believe there was much work involved in changing two light bulbs and paying $85 seemed unreasonable to me. The FSBO sees your commission the same way. They don't realize the amount of knowledge and work involved in selling their home. They feel there isn't much work for the agent to do and they want to save the commission.

Therefore, you are NOT going to get ALL the FSBOs ... but you WILL get the MAJORITY of them. And that's what you're after.

Let me repeat something ... The Book is the Hook ... like the screwdrivers at the Cadillac dealer. The Investor's Package is a QUADRUPLE Hook! Why? Everybody in America wants to own an investment property! There is nobody in America who doesn't want that.

And there is nobody who will be able to offer an Investor's package loaded with information like you'll have. GUARANTEED!!!

Here is the part Realtors misunderstand the most. Some of them say, "But George, I don't want to do Creative Financing!" I never said you HAVE to do Creative Financing, did I? NO! It is an option you can offer - something you have in your "bag of tricks."

The people who come to your seminars like to hear about creative financing. They like to dream about making an extra $100,000. However, in reality, 99% of home sellers just want to sell the house the "old fashioned" way without using creative financing.

Here's what happens. While your competition only has Plan A for sellers, YOU have Plan A, B, C, and D to offer. Yes, from time to time you'll find a smart seller who will say, "I don't mind making an extra hundred grand and I'll even pay you any commission you want. Let's do it!"
