However, if the corporation owns the house, everything is deductible: interest on the mortgage payments, real estate taxes, all of the maintenance and upkeep such as landscaper, pool service, repairs, improvements - even the garbage man - is totally deductible. Of course, you have to pay rent to the corporation who becomes your landlord.

The second question you are asking yourself is, "Why should I incorporate my business in Nevada?"
Nevada has laid out a welcome mat for businesses and investors. It has the most efficient and liberal policy toward corporations. Nevada offers greater benefits than any other state and has become the "king of incorporations" in the U.S. The advantages of a Nevada corporation are substantial but the cost is nomimal.
Advantages of a Nevada Corporation
- Nevada is one of only four states with no corporate income tax. Even Delaware has a corporate tax of 8.7 percent.
- There is no personal income tax.
- There are only nominal annual fees.
- There is minimal reporting and disclosure. Nevada does not require disclosure of the names of shareholders.
- Stockholders, directors, and officers are not required to live in Nevada or even be U.S. citizens.
- Directors do not have to be stockholders.
- Officers and directors have protection from personal liability for lawful acts of the corporation.
- Nevada corporations may purchase, hold, sell, or transfer shares of its own stock.
- Nevada corporations may issue stock for capital, services, personal property, or real estate - including leases and options. Directors may determine the value of any of these and their decision is final.
- Nevada offers something every businessman and investor craves, which is privacy. Privacy is the best insurance against lawsuits. Nevada gives you the anonymity no other state offers. You and your assets can stay hidden from the prying eyes of an attorney who won't get any help from the state.
- Nevada has no reciprocity with the IRS. The state is prohibited from sharing information with the IRS. This applies to corporate information only, such as the names of stockholders, amount of shares, etc. It does not apply to your personal tax responsibilities.

- Articles of Incorporation. This is not a one page form. Our Articles of Incorporation are 7 pages long and include doing business on the Internet. These were written by an attorney whom we paid over $700.

- Corporate Records Book. This is something you must have when you start your corporation. It contains all the paperwork you need for starting your corporation. If you are going to open a business checking account, you will need a corporate resolution - included in the book. If you prefer expedited handling with the Secretary of State, there is an additional charge of $100.00 for a cost of $734.95 The state should file the Articles within 24 hours of receiving them from our office. (In actuality, the entire process could take up to 72 hours.) We recommend this service or else it can take 4-10 weeks for your Articles of Incorporation to be filed.
Please understand that we must wait until we receive your Charter from the Secretary of State before we can file for your Tax ID # with the IRS, have our printer make your corporate stock certificates, order the name plate for your Corporate Records Book and your corporate seal. Even though we do the fastest turn around possible, the entire process could take 6-10 business days. Your money order will speed up the process. Also, if you want the NV Secretary of State to send your filed Articles back to us by overnight mail, please include an additional $15.25.
All costs to the NV Secretary of State, our printer, and our embosser are non-refundable costs. The Secretary of State does not refund any money, nor do the other suppliers involved with this process.

If you want additional sets of Certified Articles of Incorporation, there is an additional charge of $20.00 for each set. The Secretary of State retains the original Articles of Incorporation in their files.
When your corporation is filed, the Secretary of State will send us forms to register your Board of Directors. The fee is $165.00 with a late fee of $50.00. This form is due, along with the $165.00 fee, within 60 days after your corporation is filed.
Each year you will have to complete an Annual List of Officers and the yearly fee for that is $85.00 fee. There is a $100 penalty for responding after the due date. The costs of handling this are included in the registered agent administrative costs yearly fee.
