#1 Reason Why YOU Should Subscribe ...A question may come to your mind - "Why should I be interested in people who are selling versus people who are buying?" This is a logical question. Here's the answer - and you can actually get a "double dip" if you do everything correctly ...
Perhaps one out of a thousand becomes a renter - maybe the number is a little higher. But, here's the idea ... If you catch For Sale By Owners NOW - while they are selling their homes - the chances are great that, IF you offer them the right deal, they'll do business with YOU! Why? Because nobody else knows they are going to need a loan officer, perhaps a Realtor, a home inspector, a mover, a title/escrow company - you get the idea. Here's a tip from Mr. Real Estate - something loan officers miss and it may be applicable to your business as well ... Personally, I am on a mailing list for what seems to be every mortgage company in town. I get hundreds of letters from mortgage brokers and loan officers ... the letters all suck! Why? The letters are not resolving my problem. What's my problem? Well, if I have to refinance, what program do I choose? Frankly speaking, I (and the average consumer) don't know what to do. Should I take an Interest Only loan? For 30 years? For 40 years? Five option payments? 3 years? Or 5 years? Should I pull out cash? Do I need an 80% LTV loan? Or a 90% LTV? As you can see, just mailing letters to your prospects won't do much! You'll have to pick up the phone and TALK to your prospects. You will have to create a tailor-made loan for each individual. Everyone has different needs and different abilities to qualify. AND, they ALL are confused! Since everyone is confused about all the mortgage programs available today, the FSBO's buyer may have problems getting a loan. You tell the FSBO right up front that when they find a buyer, you will pre-qualify them and help them get the financing they need. Then you help the FSBO with the loan on their next home! They'll be so happy that you were able get their buyer financing, how could they go to any other loan officer but you? Listen, it happens all the time. The FSBO sells the home to a less qualified buyer and cannot close the transaction because nobody told that FSBO to call YOU! I was in the trenches for years as a Realtor and co-owner of real estate offices. I know how it works. The Realtor usually has a huge advantage because he/she knows a few lenders ... and they surely know at least one lender who can do ANY loan. I had those lenders. But For Sale By Owners may not know there are A, B, C, - even Z loans. Here's a true story ... I had a client to whom I sold a brand new home.. The husband wanted to close on the home without installing some of the flooring. He was a contractor and tile installer, so he wanted to install the tile himself and copy the tile and carpet in the model home. (Sculptured carpet was laid in the center of the room and the tile surrounded it. Just gorgeous!) The problem was that we could not get a Certificate of Occupancy without the flooring being installed and no lender would handle the loan. The second problem this buyer had was that he brought his down payment of $35,000 in cash - in a paper bag - and he refused to reveal the source of the money. (This was before the "stated income, stated assets" loans were available. They were from Philadelphia and were moving to Las Vegas, where I was a Realtor.) Was I going to lose almost $10,000 in commission? No how, no way! I knew one lender who would do ANY kind of loan! He was a genius at finding loopholes - and knowing how to use them. He closed the loan without a C.O. and no questions asked about the money. It was a win-win-win situation ...
There's more to the story above. The couple was also bringing their parents and grandmother to live with them in Las Vegas. Grandma had 3 houses to sell in Philadelphia. My next move? A referral to an agent in my franchise (Yes, I was co-owner of a RE/MAX office.) to help Grandma sell those properties. Just ONE Fax resulted in an additional $6,000 commission! That's the power of referrals.
How to Use the FSBO Leads Mailing ListIn the file you'll find FSBO leads in all 50 states! The leads are separated by state. You get name, address, phone, and e-mail (if available). The leads are in an Excel file which you can use to print the names and addresses directly on postcards or other direct mail pieces.
